Most Belrose homes are houses, many on sloping blocks near the bush, and about one in five is a townhouse or unit (2021 Census). We clear renovation rubbish from both in three loads booked around your trades, for one fixed price that you agree to first.
The loads are the same in both. Getting them out to the truck is not, so we ask which you have when you first get in touch.
In a house Contents often come down the internal stairs to the under-house garage, or out along a side path. Tell us which rooms, which level, and what stays.
In a townhouse or unit If the stairs turn at a landing, a big wardrobe or bed base may need taking apart first. We do that on the day and carry it out the quickest way the building allows.
In a house The old kitchen or vanity usually waits in the garage or carport. On a steep block we work out the carry when we price it, so it's in the price.
In a townhouse or unit There's rarely room for the old kitchen to wait. The garage holds the car, and the driveway and visitor bays are shared, so we book this load for the day it comes out.
In a house Offcuts, tile boxes and cardboard, plus whatever piled up in the garage while the work was on.
In a townhouse or unit Appliance boxes and packaging fill a small courtyard quickly. One trip takes the lot and leaves the shared areas clear.
Renovation rubbish removal, or place your own job on the renovation planner.
Belrose runs along a ridge, and a lot of its blocks fall away toward Garigal National Park. That usually puts a split level, an under-house garage, and some steps or a retaining wall between the load and the truck.
Most streets here are short closes. When the trades' vans have the drive, we park where we won't box in a neighbour and carry a little further.
We price the carry when we look at the job. A long walk to the truck is in the fixed price from the start, never added at the end.
A strata building has its own rules about lifts, hours and where a truck can stand. Ten minutes with your strata manager before the day keeps the load on the day.
When this step gets missed: a lift nobody booked, or nowhere for the truck to stand, means the load waits for another day, and so does whatever the trades needed cleared.
Belrose's bulky goods collection is run by Northern Beaches Council. A house can pre-book two in 12 months. Townhouses and unit blocks are on one of two systems: some buildings let each occupier book their own, and others have a single communal collection that only the strata or body corporate can book. The council's property search shows which one your building uses.
Either way, it won't take building material like bricks, rubble or insulation, and it accepts only one built-in item, so the kitchen or bathroom a renovation takes out has to leave another way.
Putting a skip on the street takes a council building waste container approval, lodged at least two working days before the skip is dropped, and the footpath beside it has to keep 1.5 metres clear. In a townhouse complex the driveway is common property, so a skip there is a question for the owners corporation first. Skip or a crew
On the NSW EPA's guidance, any house or townhouse finished before 1990 is likely to have some asbestos in it. Before a renovation starts, that means testing the eaves lining, the fibre-cement sheet behind old bathroom and laundry tiles, and vinyl flooring with its backing.
If the test finds it, any friable asbestos, and any bonded asbestos over 10 square metres, has to come out with a licensed asbestos contractor. We don't handle it. The state's asbestos site covers finding a contractor, and our loads go in the diary for after their visit. What to test

No hourly rate, no tip fees on top. The price covers loading, sweeping up and taking it to a licensed facility. If the job changes on the day, we agree the change before we carry on.
